Anyone who deals with residential or commercial property matters will require a professional firm of Registered or Chartered Building Surveyors. They are able to assess the condition of a physical asset like a construction project or a house and can assist in planning a new development or renovating a property. They will be able to consult the property owner about the condition of an existing building or site and produce a detailed report that outlines the structural problems, the potential solutions, and the projected costs involved.

The smartest way to protect your assets is to seek the counsel of qualified professionals

Surveyors are experts concerning all commercial and residential property matters. They will have had experience with the local councils and will be up-to-date with national NZ standards and regulations. A surveyor can advise you on the condition of a property and how to deal with local authorities. Chartered or Registered surveyors will conduct a meticulous, accurate and objective investigation. They will also be able to utilize information that affects your commercial or residential property that may not be available to a private individual. The best way to protect your investments, whether it is a commercial asset or residential property – is to seek advice from qualified, objective professionals.

You may go to a surveyor because you need help with:

  • Defects Diagnosis
  • Dispute Resolution and Expert Witness
  • Building Surveys / Technical Due Diligence
  • Dilapidations / Re-instatement and Wants of Repair
  • Leaky Buildings

Here are five things to consider when hiring a firm of independent Building Surveyors:

A firm of Registered or Chartered Surveyors with a wide range of specialties and services is an essential contact for all property owners, landlords, tenants, or professional advisors such as lenders, solicitors or insurers who advise clients on commercial and residential property matters.

1. Proven Experience
There are various specialties involved in the broad field of building surveying. You will want to ensure that the firm you choose has the relevant experience and proven track record in the type of commercial or residential property matters that pertain to your individual needs. Kaizon employs Registered or Chartered Surveyors that have varying specialties in all aspects of surveying. For those clients who own multiple properties, this is an extremely important factor – as it allows you to deal with one firm for your entire property consultancy needs.

2. Accreditations
In order to become a Chartered Surveyor, a person must be accredited by the Royal Institution of Chartered Surveyors (RICS). The RICS implements strict regulations, sets impeccable professional standards, and requires its members to continuously hone their skills and expand their knowledge base by requiring on-going training to remain certified. In addition to this, before a Surveyor is even permitted to take the assessment interview, known as the Assessment of Professional Competence (APC), they have to have had two to three years’ work experience. The majority of Kaizon’s team are Chartered Surveyors, or are on their way to receiving their accreditations.

3. Professional Indemnity Insurance
In accordance with RICS and the New Zealand Institute of Building Surveyors (NZIBS) standards, all accredited Chartered and Registered Surveyors must possess Professional Indemnity Insurance. While the majority of surveyor’s will be covered for the services they deliver, it is important to confirm exactly what this entails. The terms of Professional Indemnity Insurance may vary from one firm or individual to the next. Our team at Kaizon will be happy to provide you with any specific details concerning our insurance coverage.

4. Recommendations from Satisfied Clientele
Reputation is everything – most business owners will agree that a long list of satisfied clientele is a company’s best marketing tool. You will want to take a look at the testimonials and case studies that should appear on the firm’s website. Our team of highly qualified building surveyors at Kaizon have worked hard to build trust and a solid reputation in the commercial and residential property market. We are renowned in New Zealand for our core values of professionalism, quality, and service.

5. Trust your gut instincts
Generally, the deciding factor will come down to an innate feeling that you get about a firm – or a particular surveyor within that firm. At the end of the day, you need to be able to work with people who you trust to give you objective advice and valuable information. Here at Kaizon, we believe in face-to-face, personal interactions. We like to get to know our clients, so that we can anticipate their needs and exceed their expectations.
Contact us today so that we can discuss how our commercial or residential property expertise can benefit you.

I agree with many of the points on this blog but as a Chartered buldiing surveyor could be seen to be supporting this with a vested self interest. I would suggest that dampness diagnosis is a core buldiing surveying skill and therefore approaching a qualified buldiing surveyor is a good start in order to get impartial professional advice. I am conscious that there are many other suitably experienced non-buldiing surveyors out there who can provide the same level of skills in this field and this is illustrated by the healthy debates that take place on the Dampness’ forum on LinkedIn. The bottom line is there’s no such thing as a free lunch’ if you get a free’ survey expect to pay for it indirectly through remedial repairs. Therefore paying for the advice initially is likely to give you the overall cheapest option with the best chance of actually working.
